A joint inspection is conducted at the start of every tenancy. We produce a signed schedule of condition, photograph all rooms and fittings, and file the records so that end-of-tenancy queries are resolved by evidence, not memory.
At renewal, we advise both parties on current market rent levels for comparable properties in the area, helping landlords achieve fair increases and tenants understand the current market before negotiating.
We do not offer full property management (repairs coordination, rent collection, and ongoing maintenance oversight) as a standard service — those engagements are handled on a case-by-case basis and are quoted separately.
